BUILDING PERMIT

A building permit is an official document issued by a local government's Authority Having Jurisdiction (usually assembly building department) that grants legal permission to begin construction, major renovation, or demolition. It ensures all proposed work adheres to local zoning laws and safety codes.

HOW TO GET A BUILDING PERMIT IN GHANA

To get a building permit in Ghana, you must submit a Development/Building Permit Application Form to your local Metropolitan, Municipal, or District Assembly (MMDA). The process typically takes 6 to 12 weeks and requires official land ownership documents, stamped architectural/structural drawings, and assembly fees.

DOCUMENTS REQUIRED

For standard residential projects, you will generally need to prepare and submit the following:

Application Form:

Completed and endorsed by a certified architect or engineer.

Proof of Ownership:

A Land Title Certificate or an official search report from the Lands Commission.

Site Plan:

Four to five copies of your site layout, showing plot dimensions and boundaries.

Drawings:

Four copies of architectural, structural, and service drawings, signed and stamped by certified professional.

ADDITIONAL REQUIREMENTS

For commercial, multi-story (over 2 floors), or industrial projects, you will also need to provide a Ghana National Fire Service report, an Environmental Protection Agency (EPA) permit, a soil test, and a structural integrity report.

USEFUL WARNINGS

Paying the building permit fee is not an approval to go ahead and build. You need to wait for the final permit approval.
